  • Design

    Our design process is a collaborative journey that begins with understanding your vision, the site, and its surroundings. Early on, we help arrange essential ground investigations and confirm existing services to ensure the site is suitable and identify any challenges before you commit to purchase. From there, we explore ideas together through sketches, digital or physical models, and ongoing discussions, refining the design while addressing feasibility.

    We like to involve engineers and contractors from the outset to ensure the design is practical and buildable. As the design develops, we balance aesthetics, functionality, and sustainability, ensuring it aligns with your budget, quality expectations, and long-term goals before moving to the next phase.

  • Planning Consent

    We take care of preparing all the drawings and paperwork you need to apply for planning permission with your local council. Our goal is to make the process as smooth and clear as possible, helping your project progress smoothly and giving your application the best chance of success.

    We have very good working relationships with planners at Argyll and Bute and Highland Councils, which helps us communicate clearly and respond quickly to any questions or requirements that come up.

    If your project does not need planning permission, we will check and let you know straight away, then adjust the process to suit your situation.

  • Building Warrant

    We prepare all the necessary drawings and calculations for your Building Warrant application, demonstrating compliance with the current Building Standards (Scotland) Regulations. Working closely with engineers and energy consultants, we ensure your project meets all structural and energy efficiency requirements. This approval is essential before construction can begin.

    Once the Building Warrant stage is underway or complete, we’re here to help you find the right contractor for your project. With our local knowledge and strong connections, we can guide you through the tender process and help choose a contractor who has the right experience and specific skills for your project, making the next step easier for you.

  • Construction

    During construction, we can act as Contract Administrator, making regular site visits to monitor progress and ensure the contractor is working according to the drawings and specifications; issuing formal instructions, certifying interim payments, and check that the quality of work meets your expectations.

    If you would like, we can also help you choosing finishes such as flooring, sanitary ware, and tiles. To help you visualise how spaces will feel, we provide render images exploring lighting options and atmosphere. These visuals make it easier to make confident decisions and ensure clear communication with your builder and electrician.

    Throughout the build, we keep you informed, manage any necessary changes, and work closely with you and the contractor to make sure your project runs smoothly and the final result reflects your vision.
